  • Usable area โ€“ if the house does not exceed 70 mยฒ, a registration with the office is usually sufficient, not a full permit.

  • The nature of the structure โ€“ mobile homes, despite being portable, are often treated as construction objects. Therefore, they cannot be erected "anywhere and without formalities."

  • Duration of use โ€“ the law distinguishes between temporary (up to 180 days) and permanent properties. If you plan to live there year-round, the cottage must be registered in accordance with the regulations.

Local Spatial Development Plan (MPZP) โ€“ a key document

What is a local spatial development plan?

This is a municipal resolution specifying how a given plot of land may be developed. It includes, among other things:

  • land use (e.g. construction, agricultural, recreational),

  • building rules (height, roof, colors),

  • access to utilities and public roads.

How does the local spatial development plan affect a mobile home?

If the local spatial development plan (MPZP) envisages recreational or single-family housing, a mobile home falls within these provisions. If the land is agricultural, restrictions apply.

What if the plot doesn't have a local zoning plan? Development Conditions (WZ)

The procedure usually takes 2 to 6 months.


Mobile home construction application โ€“ step by step

  1. Application to the district office or city hall

  2. Documents :

    • a map of the plot with the location of the house,

    • technical description (e.g. dimensions, purpose),

    • declaration of the right to dispose of the property.

  3. Waiting time โ€“ the office has 21 days to file an objection. No response = so-called "tacit consent."

For a cottage to be eligible for entry:

  • the building area cannot exceed 70 mยฒ,

  • the object cannot be permanently attached to the ground (e.g. concrete foundation).


Year-round mobile home โ€“ can you live in it permanently?

Yes! But the appropriate technical standards must be met:

  • thermal insulation of walls, roof and floor,

  • heating system (e.g. heat pump, air conditioning with heating function, electric furnace),

  • access to utilities โ€“ electricity, water, sewage or septic tank.
